FAAC Keypad & Intercom Repair: The Concord Owner’s Guide

Which FAAC Models This Applies To

FAAC keypads and intercoms span several product generations, and the part you need depends on which series is mounted at your gate.

• FAAC 400 / 422 swing and slide gate operators: These typically pair with the KP or XKP keypad series. The housing footprint is roughly 4.5″ × 6″, and the membrane uses a 12-pin ribbon connector. Check the rear label for a part number starting with “787” or “402” - that’s your match key.
• FAAC S800 barrier arm systems: Common in Concord community entrances near Todos Santos Plaza. The S800 uses a narrower keypad housing, and the intercom module is often integrated into the same faceplate. The connector is a 6-position Phoenix block, not a ribbon.
• Standalone FAAC intercoms (Voice series): These run on two-wire bus topology. If your gate has a separate intercom box with a single pair running back to the house, it’s likely a Voice 100 or Voice 200.

We carry both OEM FAAC membranes and housings and quality aftermarket equivalents from EMX and Miller Edge where the fit is verified. The aftermarket route saves roughly $60-$90 on parts, but we only use units that match the original connector type and IP rating. Mixing a 12-pin ribbon keypad onto a 6-pin Phoenix system means splicing, and we don’t splice what we can’t document under Clause 4.

Signs Your FAAC Keypad & Intercom Repair Is Failing

• Intermittent PIN response or repeated “error” tones. The membrane switches beneath the buttons oxidize over time, especially in Concord’s valley humidity where morning condensation collects in unsealed housings. We see this most on west-facing gates that catch full afternoon sun, then rapid cooling.
• Backlight works, but no relay click and gate doesn’t move. The keypad’s output board has failed. Power is reaching the unit, but the signal isn’t crossing to the operator. This often follows a nearby lightning event or power surge - common in Concord’s spring storm season.
• Intercom produces static, one-way audio, or no dial-out. The two-wire bus has degraded, or the Voice module’s audio transformer has failed. In older Concord subdivisions with original 1990s wiring, we’ve found rodent damage in the underground run between gate and house.
• Housing is cracked, lens is fogged, or water visible inside. IP65 rating is meaningless once the gasket compresses or the mounting screws loosen from thermal cycling. Water ingress destroys the PCB within weeks.
• Gate opens for any code, or opens without any code entered. The logic board’s security chip has faulted, or the wiring between keypad and operator is shorted. This is a security exposure, not just a convenience failure.

DIY or Call Us?

There’s a safe middle ground here, and a hard stop.

What you can check safely: verify the keypad has 24V AC at the terminal block (most FAAC keypads show a small power LED), confirm the housing isn’t visibly flooded, and try a default master code if you have the original manual. If the gate responds to remote or vehicle loop but not the keypad, you’ve isolated the problem to the keypad side of the system.

Where DIY goes wrong: FAAC keypads store codes in non-volatile memory, but the programming sequence varies by firmware revision. Enter the wrong sequence and you can factory-reset the unit, erasing all resident codes and requiring a site visit anyway. The intercom’s two-wire bus is low-voltage but polarity-sensitive; reverse the pair and the audio transformer hums until it fails. And any work on the operator’s control board - where the keypad ultimately connects - exposes live 120V terminals behind the keypad low-voltage zone. We don’t recommend opening that enclosure without lockout training.
