Sagging Wrought-Iron Driveway Gate, Concord
The gate had dropped two inches on the hinge side and was grinding against the concrete every time it opened. We found the lower j-bolt hinge had wallowed out its mounting plate and the masonry post footing had shifted slightly in the clay-heavy soil common to the Dana Estates area. We welded a new 3/8-inch mounting plate, re-hung the gate with adjustable ball-bearing hinges, and shimmed the post base. The gate now clears the driveway by a full half-inch, and the photo log shows the old plate, the weld bead, and the final gap measurement.
FAAC Swing Gate Operator Failure, Concord
The motor hummed but the gate barely moved, a pattern we see when the internal limit switch gear strips on older FAAC units. Rather than replace the entire operator, we sourced a factory gear set and rebuilt the limit switch assembly. We also found the arm bracket had cracked where it met the gate frame, a stress point on dual-swing setups in Concord’s wind-exposed hills. We welded the bracket, reinstalled the rebuilt motor, and set the limit switches to stop the gate 2 inches from the post at full open and closed. Photo-Eye Misalignment on Sliding Gate, Concord
The gate would start to close, then immediately reverse, a classic symptom of photo-eye misalignment. We traced the issue to a bracket that had been bent by a landscaping crew in the Monument Corridor area. The photo-eye, which is the infrared beam that stops the gate if something crosses the path, was aimed 2 inches low and catching the gate’s own bottom rail. We fabricated a new bracket from 11-gauge steel, aligned both eyes to within 1/16 inch at 25 feet, and tested the obstruction response with a 6-inch block. The customer received the photo log showing the bent bracket, the new fabrication, and the alignment tool reading.
LiftMaster LA500 Arm Detachment, Concord
The arm had pulled completely free of the gate, leaving the operator running but the gate stationary. We found the original installer had used lag bolts into end-grain wood on a 4×4 post, a connection that fails predictably in Concord’s wet winters and dry summers. We through-bolted a new steel mounting block with 3/8-inch galvanized hardware, added a backing plate on the gate side, and reset the LA500’s force limits to account for the restored mechanical advantage. The written record includes the pulled lags, the new hardware, and the force meter readings before and after adjustment.
Access Control Keypad Replacement, Concord
The existing keypad had been damaged by attempted forced entry and was letting moisture into the circuit board, causing random code acceptance and rejection. We removed the failed unit, sealed the junction box with dielectric grease, and installed a DoorKing 1812-080 with a stainless-steel faceplate. We programmed three user codes, tested the relay output to the gate operator, and left the wiring diagram taped inside the cover. The photo log documents the corroded board, the sealed connections, and the programmed code sheet.
Welded Steel Gate Fabrication, Concord
The customer had a 14-foot opening with no existing gate and wanted a single swing design that matched the horizontal lines of their fence. We fabricated a 2×2-inch square tube frame with 1/2-inch pickets, hot-dip galvanized for the moisture that collects in Concord’s Todos Santos Plaza basin. We hung it on a 4-inch square post set 36 inches deep in concrete, installed a Ghost Controls TSS1XP with a custom arm bracket for the offset pivot, and set the auto-close timer to 15 seconds. The documentation shows the raw frame, the galvanized finish, the post depth measurement, and the final operator settings.
