BFT Welding & Fabrication: The Concord Owner’s Guide

We stock and install BFT-compatible welded gate components in Concord, with most fabrication repairs running $340-$780 installed depending on material gauge and whether the gate is single or dual swing. Same-day service is available when the failure is structural or safety-related. Most Concord owners discover the problem when the gate arm separates from its bracket, the hinge weld cracks at the post, or the gate starts sagging because the steel frame has fatigued where BFT’s actuator mounts.

Which BFT Models This Applies To

This applies to BFT’s residential and light-commercial swing and slide operators, specifically the Phobos (BT, AC, and N versions), Ares (Veloce and standard), Deimos (BT and AC), ICARO, and Thalia series. The critical compatibility point is not the motor model itself but the mounting hardware and gate geometry the motor is attached to.

Identify your part by checking the stamped steel label on the BFT actuator arm, usually found near the motor housing. The mounting bracket part number (typically starting with BFT’s P9 or P12 series codes) tells us which weldment profile matches. For gates without visible labels, we measure center-to-center hole spacing on the bracket, wall thickness of the gate frame tubing, and whether the post is round or square. These three measurements eliminate guesswork.

We source OEM BFT mounting hardware when the bracket itself is intact and only the weld has failed. When the bracket is twisted or the steel has thinned from corrosion, we fabricate from A36 structural steel or 304 stainless depending on Concord’s coastal-influenced moisture patterns. Aftermarket equivalents exist for common P9 brackets, but we have seen dimensional variance of up to 3mm in the bolt pattern that causes premature wear on the actuator bushing. We flag this during inspection and document which route we recommend.

Signs Your BFT Welding & Fabrication Is Failing

Signs Your BFT Welding & Fabrication Is Failing
  • Gate sag or drag that worsens after rain. The weld between the gate frame and the hinge plate has cracked, allowing the gate to settle. In Concord, the clay-heavy soils near Todos Santos Plaza shift seasonally, and a compromised weld lets the gate rack against the post every cycle.
  • Actuator arm popping off the bracket pin. The mounting bracket weld has fractured or the pin bore has elongated. The BFT motor continues to run but the gate does not move, and repeated cycles will strip the internal limit-switch gears.
  • Visible rust streaking from any welded joint. This indicates moisture intrusion through a cracked weld. Once rust forms inside a tubular gate frame, the wall thickness degrades from the inside out, a problem we see frequently on gates installed before 2015 when thinner-gauge steel was common.
  • Grinding noise from the motor under normal load. The gate is binding because the frame has twisted at a failed weld. The BFT operator is working harder than designed, which overheats the capacitor and shortens motor life.
  • Post movement or concrete cracking at the base. A broken weld transfers all gate momentum to the post itself. On dual-swing BFT systems, this can cause the two gates to collide mid-travel because the limit switches are no longer referencing a stable frame.

Replacement Cost & What’s Included

Service Price Range What’s Included
Weld repair, single bracket (steel) $340-$480 Grind-out, re-weld, prime, and painted finish; photo documentation
Full bracket fabrication + install $520-$680 Custom-cut A36 or 304SS bracket, welded, drilled, fitted to BFT arm
Gate frame section replacement $620-$780 Cut out fatigued tubing, splice in new section, re-mount all hardware
Emergency structural stabilization $380-$520 Same-day temporary weld or bolted repair to secure gate overnight

The range depends on three factors: material type (mild steel versus stainless), access (whether we can reach the joint with the gate in place or need to drop it), and whether the BFT actuator mounting holes need to be re-tapped or relocated. We provide the written price before any torch is lit, under Haven Standard Clause 1. Every weld is photographed before, during, and after, and the 365-Day Done Right Promise covers all fabrication work. If a crack reopens at the same joint within one year, we repair it at no charge.

DIY or Call Us?

An owner can safely inspect for visible cracks, loose bolts, and rust streaking. Check the BFT actuator mounting pin for play, and look at the concrete footing for fresh cracks. These observations help us diagnose over the phone.

What you should not attempt: welding a gate that is connected to an active BFT operator (live 120V or 24V circuits near the work area), grinding or cutting a loaded gate (the torsion of a sagging swing gate can shift suddenly when a weld is severed), or attempting to support a dual-swing gate while working on one side. We have responded to calls in Concord where a well-intentioned homeowner cut a cracked hinge weld and the second gate, no longer balanced, tore its own bracket free.

We carry MIG and TIG welding equipment on every service truck, along with A36 and 304 stainless stock. For BFT-specific mounting geometry, we have the factory hole patterns on file. Call (510) 726-7050 and we will schedule a free inspection, deliver a written price, and complete most repairs the same day if the gate is inoperable.
